If you go out to a restaurant to eat, you probably
watch your calories very closely. To assist you
with your calorie watching when dining out, these

- Always order salad dressings or sauces on the side,

- When you order grilled fish or vegetables, you
should ask that the food be grilled without butter
or oil, or prepared with very little or either or.

- Anytime you order pasta dishes, be on the lookout
for tomato based sauces instead of the cream based
sauces. Tomato based sauces are much lower in fat
and calories, and tomato sauce can even be counted
as a vegetable!

- You should always try to drink water, diet soda,
or tea instead of soda or beverages that contain
alcohol.

- If you order dessert, share with a friend. Half
of the dessert will equal half of the calories.

- When you choose a soup, remember that cream
based soups are higher in fat and calories than
other soups. A soup can be a great appetizer, as
most are low in calories and you fill you up pretty
fast.

- When ordering a baked potato, ask for salsa instead
of sour cream, butter, cheese, or even bacon. Salsa
is very low in calories and provides a healthy
alternative with plenty of flavor and spice.

- When you are full, stop eating. Listen to your
body and what it tells you.

- If you get full, take half of your meal home.
The second portion of your meal can serve as a second
meal later. This way, you get two meals for the
price of one.

- If you're looking to eat less, order two appetizers
or an appetizer and a salad as your meal.

- If you get a choice of side dishes, get a baked
potato or steamed vegetables instead of french
fries.

- Always look for food on the menu that's baked,
grilled, broiled, poached, or steamed. These types
of cooking use less fat in the cooking process and
are usually much lower in calories.

- Plain bread or rolls are low in both fat and
calories. When you add the butter and oil, you
increase the fat and calorie intake.

- As key ingredients to your meal, choose dishes
with fruits and vegetables. Both fruits and
vegetables are great sources of dietary fiber as
well as many vitamins and minerals.

- Choose foods made with whole grains, such as
whole wheat bread and dishes made with brown rice.

- If you crave dessert, look for something with
low fat, such as berries or fruit.

- Always remember not to deprive yourself of the
foods you truly love. All types of foods can fit
into a well balanced diet.

In order for a specific appellation to be listed on the wine's label, at least 75% of the grapes used in production must have originated in that sub-region.

Although California produces many varieties of wine, it's reputation has been earned with the high quality white wines that it creates. There are several fine red wines that originate in California but it they are really overshadowed by the exceptionally fine white wines like Chardonnay and Avignon Blanc.

Chardonnay has remained the most popular white wine in the United States for close to fifty years. Chardonnay grapes are extremely hardy and are resistant to most horticultural diseases. This makes them very easy to grow and therefore they are widely available for wine making. This ease of growing in large quantities keep the prices of the wines very reasonable so are suited to all budgets.

Chardonnay is a white wine which is appealing to many palates due to it's full-bodied fruitiness. It's a very versatile wine and is often used for blending to create many different vintages. Chardonnay is also a dry wine which is heavily influenced by the materials used in the barrels during the aging process. Oak is popular for aging Chardonnays as it lends a nutty, buttery note to the resulting wine.

Sauvignon Blanc grapes are growing on almost 14,000 acres of land in California's wine country. Since it is not as commonly known to wine drinkers, you will find very economical vintages of Sauvignon Blanc that make it very inexpensive to give as a gift. Pre-Construction Real Estate Investing

 

If you have the heart and soul of a gambler or love extreme sports and activities such as skydiving or bungee jumping then you may be the ideal candidate for pre-construction real estate investing. Pre-construction profits are often among the highest in the industry.

At the same time so are the risks. You will find the greatest highs and lows that can be found in the field of real estate investing lie beneath the umbrella of pre-construction profits and many of the big names we know so well in the real estate investing field have made much of their fortunes through speculation and pre-construction sales.

Before I go any further, one word of caution should be spoken. While the potential for profits in this particular corner of the real estate market are unconventionally high the risks are also abundant. This is speculative real estate at its very best and as we have all learned in the past, when the bubble bursts in a specific market those who have the most invested are the ones who often loose most heavily.

As far as what pre-construction real estate is there are a few interpretations. The first is also the most obvious. You are buying real estate at some point before construction is complete. In hot markets you will often need to purchase the units before ground has broken on the project in order to get the lowest price for your investment and highest potential pay off for your pockets. Once you've purchased the unit or units you plan to sell you then begin seeking buyers for those units.

In markets that are on fire like some Vegas suburbs and big retirement and vacation cities along the Florida coastline the same property is not exactly uncommon for a property to change hands and have several owners before the unit is complete. Each one will take a little something home from the table for their efforts with those who get in earliest often taking the largest piece of the pie home with them.

You may be wondering why this occurs and the answer really is simple. When the contractors attempt to get funding for their buildings in these large complexes they often need to have a certain percentage of the units "pre sold" in order to convince the banks that there is an adequate market and to garner some of the revenue that is needed to get the venture up and running, so to speak. So real estate investors buy these units at rock bottom prices because essentially they are paying for the idea of the unit (which hasn't at this time been built and isn't yet approved to be built in many cases) rather than a brick and mortar property.
As the project draws closer to completion, particularly in markets where real estate is in high demand, the value of the property rises dramatically ending in ridiculous profits for those who have managed to hang on.

The risks however are many. There are any number of things that can go wrong on a project such as this not the least of which is that the demand for housing will be met before the unit is actually built. This has happened and continues to happen. Also recessions, business closings, economies collapsing, and tragedies in the vicinity can occur before the property is complete leaving everyone who has invested heavily in the project holding a little bit of the bag and loosing their profits and, quite possibly, their investment.

These projects generally take a great deal of time to complete which makes the risks that much greater and the anticipation of these events a little more difficult to map out ahead of time. If you can manage to make it through however many investors see more than a one hundred per cent return on their investment making it a popular type of investment among many despite the rather large risks involved.

Although California has an outstanding reputation for fine white wines, don't overlook some of it's red wine offerings. The climate, soil conditions and proximity to water make much of California highly suitable to growing wine grapes. There are three very nice red wines that are produced in California that you should consider when giving a gift of California wine.

Merlot is a thin-skinned red grape that originated in Italy in the early 19th century. California has dedicated well over 50,000 acres to growing the Merlot grape varietal. For many years, Merlots were primarily used as a blending wine but the proper vintage can be enjoyable on it's own.

Some of the highest quality Merlot grapes are grown in California, mainly in the Sonoma and Napa Valley wine regions. The excellent soil conditions in those areas help to produce Merlots that are delicious stand alone wines. The variety in soils can produce Merlots that range from a smooth, velvety wine to wines that are more similar in composition to Cabernet Sauvignon.

Merlots are low in tannin which creates a smooth, easy-to-drink wine that has a low acidity level. This is due partially to the thin skin of the grape as well as to it's earlier ripening stage. It lends itself to a huge variety of flavors such as black cherry, plum and current as well as tangier notes like bay leaf and bell peppers.

Merlot tends to be less intense than other red wines and so is easier to pair with different food combinations. It is worth noting that Merlot should be served slightly colder than other red wines. Room temperatures bring out the best in other reds but Merlots can develop unpleasant notes if it is allowed to get too warm. Chilling for just a brief time will help to keep this wine at it's best.

Another red wine that is rising in popularity recently is the Pinot Noir. Traditionally this varietal is difficult to grow consistently as it is delicate and mutates easily. This can result in undesirable qualities in the wine produced from these grapes. This difficulty contributes to the somewhat higher prices of fine vintages of Pinot Noir but the quality is well worth spending a bit more.

Pinot Noir wines are lighter in color than many other red wines and are one of the most delicately flavored reds. An aromatic wine, you will often find wines with notes of cherries, berries, spices and even violets. Due to it's delicate flavor, you will want to pair Pinot Noir with less spicy foods so that the flavor of the wine will not be covered.

Another red wine produced in California that makes a lovely wine gift is the Cabernet Sauvignon. Because the demand is so high, some vintages can be a little on the expensive side but if you search you should find a reasonable California vintage. This red wine ages very well, developing a rich complexity and wide depth of flavors. Although it may cost a bit more, this wine will make a very impressive gift.

Protein

At this stage in life, protein is very important.

energy needs are less, older folks should eat high
quality protein such as eggs, lean meats, poulty,
and fish.

Carbs and Fiber

Carbohydrates are the main source of energy for
the entire body. You can find carbs in bread,
cereals, pasta, and other grain products. A diet
that's high in fiber and water will help to
prevent constipation as well.

Fat

Fat intake for the elderly should be limited, not
eliminated. You can limit fat by choosing lean meats,
low fat dairy products, and food preperation
methods that don't include frying.

Iron

For the elderly, iron deficiency can be seen with
those who aren't eating much. Good sources for
iron include lean red meats or breakfast cereals.

Zinc

Zinc intake is normally with the elderly, and to
make matters worse, it's not absorbed very well
either. Meat, poultry, and fish should be a part
of your diet to help you meet the requirements for
zinc.

Calcium

Calcium is one ingredient that most elderly folks
simply aren't getting enough of. Most believe
that milk upsets their stomach, and therefore they
will avoid it. They should be getting around 1,500
mg of calcium a day, and nonfat powdered milk can
be used in recipes as a substitute for milk. Other
foods such as yogurt, low fat cheese, and broccoli
can also help you meet the requirements for calcium.

Vitamin B12

In order to absorb the benefits of B12, the intrinsic
facotr must be produced by the stomach. Most elderly
people suffer from a deficiency in B12 because they
have a condition known as atrophic gastritis. This
condition causes inflammation of the stomach,
bacterial overgrowth, and the intrinsic factor.
Without the intrinsic factor, this vitamin can be
absorbed.

Each one of the above nutrients are needed to keep
an aged body in good health. Elderly individuals
should try to stay active and strive for a well
balanced diet. Even though the aged body isn't the
same as it used to be, proper care and the right
nutrients can help the elderly enjoy a healthy and
long life.

What happened to the 56 men who signed the Declaration of Independence?

The following are some quotes from a recent article I read about what happened to the men who signed the Declaration of Independence.

"Five signers were captured by the British as traitors, and tortured before they died.

Twelve had their homes ransacked and burned.

Two lost their sons serving in the Revolutionary Army;

Another had two sons captured.

Nine of the 56 fought and died from wounds or hardships of the Revolutionary War.

They signed and they pledged their lives, their fortunes, and their sacred honor to uphold their views of freedom for their families and the future generations of this great country.

What kind of men were they?

Twenty-four were lawyers and jurists.

Eleven were merchants.

Nine were farmers and large plantation owners.

These were all men of means, well educated, but they signed the Declaration of Independence knowing full well that the penalty may be death if they were captured. They were all willing and committed to pay the ultimate sacrifice if necessary.

Carter Braxton of Virginia, a wealthy planter and trader, saw his ships swept from the seas by the British Navy. He sold his home and properties to pay his debts, and died in rags.

Thomas McKeam was so hounded by the British that he was forced to move his family almost constantly. He served in the Congress without pay, and his family was kept in hiding. His possessions were taken from him, and poverty was his reward.

Vandals or soldiers looted the properties of Dillery, Hall, Clymer, Walton, Gwinnett, Heyward, Ruttledge, and Middleton.

At the battle of Yorktown, Thomas Nelson, Jr., noted that the British General Cornwallis had taken over the Nelson home for his headquarters. He quietly urged General George Washington to open fire. The home was destroyed, and Nelson died bankrupt.

Francis Lewis had his home and properties destroyed. The enemy jailed his wife, and she died within a few months.

John Hart was driven from his wife's bedside as she was dying. Their 13 children fled for their lives. His fields and his gristmill were laid to waste. For more than a year he lived in forests and caves, returning home to find his wife dead and his children vanished."
